Oslo Property Auctions Drop from 81% to 67% Clearance in June

Oslo property auctions recorded a clearance rate of 67 percent for the four weeks ending 8 July, down from 81 percent in the prior period, according to figures compiled by Eiendom Norge.
The drop comes as mortgage rates remain above 4.5 percent and buyers face tighter lending rules introduced by Finanstilsynet in April. Sellers who listed apartments in June now wait longer for bids to reach reserve prices, with several properties in central districts passing in without a sale.
Results from Grünerløkka and Frogner
In Grünerløkka, four of seven apartments offered at auction during the last month cleared, including a 78-square-metre two-bedroom unit on Thorvald Meyers gate that sold for 7.4 million kroner on 22 June. Frogner saw steadier activity, where six of nine listings found buyers, among them a 112-square-metre flat on Inkognitogata that fetched 11.9 million kroner after three rounds of bidding on 29 June.
Local agents note that properties above 9 million kroner cleared at a higher rate than smaller units priced between 5 and 7 million kroner, a reversal from patterns observed in May.
Market data and next steps
Eiendom Norge data released on 9 July shows the average sale price for sold apartments in Oslo fell 2.3 percent month-on-month to 72,400 kroner per square metre. The same report recorded 142 properties offered at auction between 10 June and 8 July, compared with 119 in the preceding four weeks.
Buyers considering entering the market next month should review updated listings on Finn.no by 20 July and arrange pre-approval from banks before viewing properties in Sagene or Bislett, where several new auctions are scheduled for the final week of July.
